Citizen Response to the R2 Conventional Development vs. Cluster Development

The plan that the developer has submitted is for development of the full 7 acres of the Darling property (5.08 R-2 plus 2 JLMA acres). His plan under the current zoning shows that he could build a maximum of 10 new homes plus the existing house for a total of 11.

The proposed cluster option would allow for him to cluster build 10 houses on approximately 2.29 acres (5.08 R-2 acres x 45%), based on the 45/55 percentages.  He could then also build 2 new homes on the 2 JLMA acres for a total of 12 new houses.  If he has the JLMA rezoned to R-2 as the Town Planner has indicated that he may, then he could build 4 houses on the 2 JLMA acres. Therefore, the total new homes on the Daring property under the Cluster option could be as many as 14.

In summary, based on the developer's R-2/JLMA plan, he can only build 10 new homes on the total 7 acres of the Darling property.  The cluster option will allow him to build 12 to 14 new houses on the 7 acres.

 

I have repeatedly heard at the Town meetings that the cluster option will not change the density.  As you can see, it does. In theory it would not change the density if all of the land was buildable.  However it is not and as the developer has shown, he can only build 10 new houses under the current zoning.
